Have you thought about having a side hustle or side business to help invest in your future? With so many success stories online, especially on Pinterest, I have researched a bit of everything looking for things that could be useful for my own family. One of the most successful ones I have found is people who invest in real estate. Knowing how much money we saved when we went from renting to buying our home years ago, I could easily see how this could be a bit profit. What has baffled me for years though is how anyone could afford multiple homes, especially with today’s super hot real estate market. Luckily, I recently had the opportunity to check out a new book that seemed perfect about learning about this type of investing – Real Estate Investing 101: From Finding Properties and Securing Mortgage Terms to REITs and Flipping Houses, an Essential Primer on How to Make Money with Real Estate by Michele Cagan, CPA.

Real Estate Investing 101: Our Thoughts
So, what did we think of this intro real estate book? Honestly, I found this book filled with quite a bit of information while also being very easy to understand. Just about anyone can pick up this book and learn what they need to know before even thinking about getting involved in real estate. I was honestly surprised at how much paperwork was involved and all the different options available when it came to financing. While some things didn’t surprise me, such as costs, others were quite interesting, such as the sections on green housing and the senior housing boom. Just know this book is very realistic, meaning you aren’t going to get rich quick, but learn how to start a rental business or start flipping houses. Overall though, I considered Real Estate Investing 101: From Finding Properties and Securing Mortgage Terms to REITs and Flipping Houses a fascinating read and perfect for anyone looking for a safe way to invest and make more money.

This does sound interesting. Someone in our complex has been buying up properties and I was wondering how he could afford it, since he is a furniture salesman, no benefits, etc. I looked up the records at the town, and could see he was buying them with “hard money” loans, no money down, and an additional $40K for renovations, which he wasn’t doing, at 12% interest. The loans had to be paid off in 12 months. He’s managed to keep several properties rented, so far, he’s doing pretty good, and will probably buy more. I’ve heard of people doing it, but didn’t realize how. It can still be risky, it would be good to read a book like this, to see if it is a way you want to invest!
